Together, we build independence. Habitat for Humanity of Greater Memphis works with older homeowners to help them preserve their home and independence. Through critical home repairs and modifications specific to their needs, our Aging In Place (AIP) program provides the help required to stay in their homes.

The application and approval for Memphis Habitat's Aging In Place program has multiple steps:
1. Call the Hotline - Call the Aging In Place hotline during a call-in date. Leave a message to start the application process.
2. Pre-qualify and Consent - Memphis Habitat confirms your potential eligibility and works with you to complete paperwork. You agree to an in-person assessment at your home.
3. Complete Home Assessment - Memphis Habitat will not approve applicants before doing an in-person assessment. Habitat will determine final eligibility for the AIP program after the home assessment is completed.
4. Await Approval - To be accepted into the AIP program, both the home assessment and repair budget must be approved. Projects that exceed Habitat’s available budget cannot proceed. Funding amounts may vary depending on sources and specific funder requirements.
Once applicants are assessed and officially accepted into Habitat's AIP program, work will be completed by Habitat-approved contractors and assessed by multiple inspectors.
If you qualify, Memphis Habitat will prepare a final scope of work and service agreement for your approval and signature. Once signed, we’ll assign licensed, insured, and qualified contractors to complete the repairs.
- Habitat’s internal staff will conduct a final inspection to ensure all work has been completed correctly. Once the work passes inspection, you’ll be asked to sign a certificate of completion. After that, at least one third-party inspection will take place.
- We’ll also follow up with you at 2 months, 1 year, and 3 years after the project to complete a short survey about your experience. Your feedback helps us improve the AIP program and better serve more older homeowners in the future.
It’s basically free! Habitat’s Aging In Place program offers services as a grant, with no cost to you. If you remain in your home for five years after the project is completed, you owe nothing. However, if you sell or transfer ownership of the home before the five years are up, you may need to repay part of the grant. The grant is forgiven at a rate of 20% each year.
To track the repayment schedule, a deed restriction will be placed on the home. All Aging In Place clients must pay a $19 fee to the Shelby County Register of Deeds to record this restriction. Everyone listed on the deed and mortgage must sign the deed restriction and any other required documents.

- Repairs for rental properties.
- Cosmetic work, including but not limited to painting, cabinets, appliances, window treatments/security bars and repairing trim work.
- Work for properties that are not detached, single-family homes (town homes, condos, mobile homes) may not qualify.
- Habitat for Humanity of Greater Memphis partners with a variety of public and private funders to provide Aging In Place services to the community. We are always seeking new, promising funding opportunities that require varying levels of reporting and compliance.
- Our projects are currently supported by a range of grants and funding, including but not limited to:
- A grant contract with the State of Tennessee's Department of Health to build and enhance homes to better assist those with disabilities.
- Funding provided by the City of Memphis, Division of Housing and Community Development (HCD), who also provides support from the America Rescue Plan Act SLFRF Program, all of which is dedicated to making Memphis a world-class city by delivering resources and services that enhance the quality of life for every resident and neighborhood.
- Financial support from several other federal sources, including the U.S. Department of Housing and Urban Development (HUD), the Federal Home Loan Bank of Cincinnati, and Financial Federal Bank.
- Private dollars from companies such as the Bank of Bartlett to ensure and maintain affordable repair opportunities for the greater Memphis area.
